Transit-oriented development (TOD) is the term used for communities
centered around transit featuring a walkable environment with a mix
of uses. These developments are generally higher density and seek
to emphasize the pedestrian over the car. The redevelopment of the
Gates Rubber Factory will be one of the Denver region's first examples
of a TOD, covering 50 plus acres in the heart of Denver. The site
will be served by three light rail lines once TREX opens in November
2006, in addition to regular bus service. At full build-out, there
will be 2500 residential units along with a variety of retail and
office uses.
