The former Gates Rubber Factory was a Denver landmark for more than
85 years as the home of the Gates Corporation. The site will continue
to be a significant asset for the city of Denver as it is redeveloped
into a destination point with residential, office, retail and entertainment
venues, as well as access to an RTD light-rail station and park-n-Ride.
In February 2006, Joseph
Freed and Associates LLC was selected as the "vertical developer" for 24 acres
of the Gates site. They will bring their expertise from other transit-oriented
developments they have done in order to realize Cherokee's vision
for a vibrant mixed-use community that will include residential,
office, retail and entertainment destinations,
and easy access to the RTD light-rail station.
In
December of 2001 Cherokee Investment Partners purchased the 50-acre
property through Cherokee Denver, a Denver-based affiliate with expertise
in clean-up and redevelopment of environmentally distressed properties.
Cherokee is cleaning up the site, removing the pollutants
caused by almost a century of industrial use, and replace the 12
buildings that have not been used in more than a decade with a vibrant
mixed-use community.
To that end, Cherokee rezoned the property to TMU-30,
a new zoning code for the City of Denver which Cherokee and the surrounding
community helped to establish. The rezoning was a tremendous team
effort involving partnerships between Cherokee, community stakeholders
and public agencies. TMU-30 zoning enables the property to be
developed with the appropriate density and mix of uses to maximize
utilization of the adjacent RTD light rail station and create an
urban community that is an exciting destination.
In 2005, the General Development Plan and Urban
Design Standards and Guidelines were approved, allowing for the design,
approval and construction of buildings, streets and parks.
