Highlights and Amenities

The Gates Rubber Factory was once home to 5,000 workers, but sat empty for many years. Today, the site will once again be both home and a destination for thousands of people as it is redeveloped into a vibrant community of residences, offices, shops, plazas and parks. The site is surrounded by some of Denver's great neighborhoods and serves as a connection between the eastern and western parts of the City.

The newly designed Vanderbilt Park East (VPE) serves as the center of the community on the western side of the project (along Santa Fe), with connections across Santa Fe and the River to the City's existing Vanderbilt Park West. Restaurants frame the park, which provides an enjoyable view for the patrons. In addition, major retail users make this site home, many featuring residential above. These residences are afforded tremendous views to downtown, the park and the Rocky Mountains.

Two pedestrian bridges connect the western and eastern sides of the project, ensuring easy access to uses, amenities and the Broadway Light Rail Station. Three different light rail lines converge on the station, allowing access throughout the metro area.
